You can tell a lot about a home by its roof. Be sure to ask the right questions - how old is the roof, when was it installed, and what was the approximate quoted lifespan? Look for any peeling edges or cracks on wood shake roofing, chips or fractures on slate, and curling edges or uneven lines for asphalt roofing. These are indicators that the roof might need to be replaced sooner than later. Don’t forget to look at the flashing where applicable as well, as this portion of the roof installation aides with keeping moisture out of the home.

Recent Changes to BC Real Estate That May Affect You

This year has seen a lot of legislation changes in the BC real estate market that have impacted many people. While they have been widely shared, here is a brief overview of them all in one spot so you can review and have a clearer picture of what they are, and know where you need to do some more research to be well informed.

Property Transfer Tax:

New Property Transfer Tax exemptions for first-time buyers and new homes in BC - In an effort to improve housing affordability, three major changes are being made to the Government of British Columbia’s Property Transfer Tax (PTT) framework - Effective April 1, 2024 -

The threshold to be eligible for the first-time homebuyers’ exemption will be increased from a fair market value of $500,000 to $835,000, with the first $500,000 exempt from the tax. The phase-out range for the complete elimination of the exemption will be $860,000, while properties with a fair market value under $500,000 will be completely exempt.
The newly built home exemption for purchasers who buy a new home for their principal residence will grow from $750,000 to $1.1 million on the fair market value. Homes with a fair market value between $1.1 million and $1.15 million will see a phase-out range of the exemption.
A brand-new PTT exemption will be created for purchases of new qualifying secured purpose-built rental housing buildings, with such buildings required to contain at least four apartment units, be non-stratified, and be used as rentals for at least 10 years, and the residential uses of the building must be entirely used for rental purposes. This specific PTT exemption will apply to transactions for such buildings between January 1, 2025, and December 30, 2030. With home ownership out of reach for many given the elevated home prices, such a policy will help catalyze more “missing middle” rental housing.

Short-Term Rental Accommodations Act:

Introduced in May 2024, this new act is designed to transition properties from short-term rentals back to the long-term rental market. According to the government, this move aims to increase housing availability for residents and could influence market dynamics in our neighbourhoods.

There are several residential property exemptions and mountain and skill hill exemptions to this Act, be sure you familiarize yourself with them.

Residential Tenancy Act:

On July 18th, 2024 the initial changes laid out in Bill 14, required four months' notice – instead of the previous two months' notice – for evictions due to personal or caretaker use. The legislation also raised the dispute period from 15 days to 30 days. Now, the government is amending the regulation to lower the personal-use notice period to three months and the dispute period to 21 days for situations when a landlord gives notice to a tenant on behalf of a purchaser. These changes came into effect on August 21, 2024.

Home Flipping Tax:

The proposed BC home flipping tax applies to income from the sale of a property, including presale contracts - in British Columbia if the property was owned for less than 730 days. Property purchased before the tax’s effective date may be subject to the tax if sold on or after January 1, 2025 and owned for less than 730 days unless an exemption applies.

This new B.C. home flipping tax will come into effect January 1, 2025 and applies for two years after a property is purchased.

Ensure they have a comfortable chair to do their homework at, this will keep your kids off their bed and the sofa where things like TV and naps might happen more easily. This allows them to focus more easily on the homework task at hand.

Whether you’re setting out to purchase your first home or are making another move in the ever-changing real estate market, you likely have some questions about the process. As an experienced real estate agent, I rounded up the most commonly asked questions to get you started.

I’m thinking about buying my first home, where do I start?
The first step is to get pre-approved for a mortgage. This will ensure you know what your budget is for a home and will lock you in at the current interest rate for up to 120 days. Can I buy a home with no down payment?
While the general rule of thumb is that you need a minimum of 5% of the purchase price as a down payment on a home, your unique circumstance may differ. In Canada, there is a sliding scale down payment based on the purchase price of a home, as well as many buyers incentives for real estate. Be sure to research your financial options, in particular, if you are a first-time buyer, there may be assistance programs and incentives available to you.

What is the mortgage stress test?
For uninsured mortgages in 2016, and later all mortgages in 2018, mortgage rules require that all applicants must qualify at a rate that is 2% higher than the contracted rate or the Bank of Canada’s five-year benchmark rate. This is to ensure that borrowers will be able to make their mortgage payments should interest rates increase.

Is there a “best“ time of year to buy a home, cost-wise?
There really is no straight-forward answer to this as home prices depend on a variety of factors including supply and demand, housing market conditions, location, upgrades and more. Another important thing to consider is how long a house has been on the market, as this will be the biggest indicator of your negotiating power.

Does having a high credit score get you a better mortgage rate?
According to the Government of Canada, your credit rating “indicates the risk you represent for lenders, compared with other consumers… The credit reporting agencies (Equifax and TransUnion) use a scale from 300 to 900. The higher your score, the lower the risk for the lender.” The minimum credit score for traditional mortgage products is 680, however a higher rating will typically secure a better mortgage rate and a lower score may need alternative lending options.

I may be a little bit biased, but living in the Shuswap is the absolute best! There is so much to see and do, every season, but I particularly enjoy the warmer summer months the most. Whether you live here, are passing through or are on an extended stay, you can’t go wrong with these top ten things to do in the area!

1. Relax at Canoe Beach - There is a large grassy area, a shady beach great for swimming, and plenty of picnic tables to share meals with friends and family. There is also a concession stand, volleyball court, and playground.

2. Walk to Margaret Falls in Harold’s Provincial Park - An absolutely stunning waterfall, accessible by a variety of trails in the Provincial Park.

3. Attend the annual Roots and Blues Festival – grab your boots and lawn chair, then sit back and enjoy the music!

4. Rent a boat and get out on the lake – Fun Fact! Sicamous is known as the 'Houseboat Capital of Canada'. Located in the Shuswap, between Mara Lake and Shuswap Lake, some 200 houseboats are rented out annually! You can rent boats by the hour, for the day or even overnight for a unique experience.

Your home is a great place to start making a difference and luckily there are plenty of resources and tips available to make this a reality with ease. I’ve rounded up some great ways you can get started in your home today!

Save Energy:

Leaving a room? Ensure you turn the lights off to reduce your energy consumption by utilizing only the lights that you need.
Invest in Energy Saving Light Bulbs - LED lightbulbs may be a slightly bigger investment upfront, but they last longer and will save you both energy and money over time.
Purchase energy efficient appliances - Once an appliance is irreparably broken, this is a good time to investigate replacing it with a more energy efficient version. Manufacturers will include the energy specifications in their labels, ensure you compare mindfully.
Get a Smart Thermostat or manually adjust the temperature a degree or two on your thermostat. If you have the capability to set your Smart Thermostat, try reducing the temperature while you’re at work and your home is empty.
Hang your washing to dry. Using a clothesline or hanging your clothes indoors is much better for the environment, and your wallet, than a tumble dryer.

Recent Changes that Affect the British Columbia Real Estate Market

There have been some new changes to the British Columbia real estate industry over the last few months – and I want to ensure you have the information you need to always make an informed decision. Whether you’re planning to list your home for sale or make a purchase of Shuswap real estate in 2023, these 3 things may affect you.

STRATA CHANGES
In December, new changes to the Strata Property Act came into effect to end all strata rental restriction bylaws and to limit age-restriction bylaws.
Stratas will no longer be able to stop condo owners from renting out all, or a portion of their homes. This will open up vacant units for rental and means there will be more homes to rent across the province.
In addition to rental restrictions, age restrictions in most BC strata buildings are also being lifted (only 55+ buildings will remain). The only permitted age restriction of “55 plus” is to preserve and promote senior’s housing. Buildings that previously had a 19+ age restriction meant that couples starting a family would have to move out of a building with the 19+ designation, this is no longer the case.

HOME BUYER’S RECISSION PERIOD
The Home Buying Rescission Period (HBRP), previously known as the "Home Buyer Protection Period" or the "Cooling Off Period" comes into effect January 1, 2023.
The HBRP gives buyers the right to withdraw from a purchase agreement for 3 business days after an offer is accepted. Buyers who use their right to rescind will have to pay a fee of 0.25% of the purchase price. The recission fee is immediately given to the seller (generally from the deposit that is held in trust by the brokerage.) To give you an idea of the fee structure, on a purchase price/offer of $1 million, the fee on the buyer for rescinding the offer would be $2,500.

BANK OF CANADA RATE CHANGES
We saw the Bank of Canada raise their benchmark rate a total of 7 times in 2022, to where it currently sits at 4.25%. Though we cannot predict how the 2023 rate announcements will go, starting with the next rate announcement on Wednesday ,January 25, 2023, there are a few things that you can do to preserve your buying power.

First and foremost – keep an up-to-date mortgage pre-approval as your lender will have locked your rate in for up to 120 days (protecting you from another potential rate increase.)
Sharpen your knowledge on alternative mortgage products such as shorter terms or variable mortgage rates.
Stay in your current job, keep your credit in top standing and know your options by working with a trusted mortgage professional.

Should I secure a fixed or variable loan?

Lenders have followed that suit, raising their rates as well, and it may have you asking – “what does this mean for my home buying power?” Here are some considerations to keep in mind as you approach a mortgage approval under the updated rates and stress test.

KEEP AN UP-TO DATE MORTGAGE PRE-APPROVAL

Now more than ever it’s very important to keep your mortgage pre-approval up to date. By having an active pre-approval you’ll not only be able to establish what you can currently afford, but it will also allow you to lock a rate in for 120 days with most lenders. This means, regardless of bank rate hikes, you’ll get to hold onto your promised rate, so long as there aren’t any changes in your application.

CONSIDER ALTERNATIVE MORTGAGE PRODUCTS

It’s highly likely that you’ve moved at least once in your lifetime; and if you haven’t moved yet, this could be a friendly reminder that your parents do eventually want you out of their basement…

All jokes aside, moving can be an extremely stressful time, no matter what stage of life you’re in, and unless you’re living a minimalist lifestyle, the move is going to take some organization to pull off. I’ve outlined some things to keep in mind to ensure that your next move is as smooth and stress-free as possible.

Start Early and Give Yourself Time - It might seem extra keen to start packing weeks or months in advance but doing so will help reduce stress as you get closer to your moving date. With so many moving pieces it’s important to allow yourself enough time to make sure everything is done properly.
Pick Up Supplies - Walk yourself through the move and pick up everything that you need ahead of time. Boxes, packing tape, bubble wrap, newspaper and markers should be enough to get you started.
Label Like It’s Your Job - Throwing items into random boxes and sealing them is a recipe for disaster. Label which room each box goes into for those helping to move you in. Noting what is in each box can be a great tool for an easy unpacking process too.
