When is the best time to sell my home? 
Each selling circumstance is different, and you may not be able to choose when you want to sell your home. If you have the luxury of time and flexibility on your side, take advantage of a hot real estate market, especially when sellers are at an advantage.

The price of your home can change from week to week, as the value is influenced by the current market, recent properties sold in your area, inventory levels and economic factors. What do I need to do to prepare my home for selling?
Think about first impressions! You will need to ensure the curb appeal and interior of your home are up to par. Having a clean, decluttered, and well-kept home are sure ways to attract a wide variety of buyers. Investing in small upgrades will go a long way - consider painting your home a neutral colour, get the carpets cleaned and upgrade small fixtures such as hardware, door handles and light switches, etc. 

What can I do to improve the value of my home? 
Doing upgrades to some of the most used spaces in the home such as bathrooms and kitchens can add great value to your home. Also ensuring you have functional and safe home systems such as HVAC, furnace, roof and windows etc., will be of added value to potential buyers. 

Are there standard conditions in an offer?
The most standard conditions you may find in an offer presented to you are financing and inspection. Some buyers may also include a contingency regarding the sale and closing of their own home, if applicable, before they can purchase yours.
