Selling your home is not as easy as popping a “For Sale” sign on the front lawn and sitting back to wait for the perfect buyer. As the Shuswap market begins to shift, it’s more important than ever to take extra steps in showcasing your home in its best light. Key factors in getting the best offer price for your home include implementing minimalist staging practices, having a professional REALTOR® who offers modern marketing services and pricing your home at the appropriate price bracket for its neighbourhood, features and amenities.

Pricing your home may be a little bit out of your control as the figure will be based on recent neighbourhood sold prices, local amenities, updates and more. Once your listing price for your unique home is determined, read on for some of my favourite tips when it comes to staging your home for listing success.

  • Create a strong welcome from the moment a potential buyer pulls into your driveway. Ensure the grass is cut, the hedges are trimmed, the windows and door handles are cleaned and the steps are swept. You can take this one step further by making small updates such as adding modern house numbers, a freshly painted front door or a new mailbox.
  • Declutter your space prior to listing it on the market. When it comes to staging your home to appeal to the widest range of buyers, I recommend removing personal possessions so those walking through can envision themselves living in the space. Studies also show that the more neutral your paint and décor scheme is, the more potential buyers that will connect with your space.
  • Those viewing your house spend a lot of time in the kitchen, so be sure to have it sparkling clean with only the absolute essentials left out. Sometimes adding fresh cut flowers or a nice candle is just the added touch you need.
  • You can never have too much light in your home to showcase just how beautiful it is. Keep the blinds open to allow as much natural light in as possible and also consider adding a lamp or additional light fixtures to brighten up the space. And don’t forget a fresh and inviting scent in your home goes a long way – light a candle, take out the trash or bake a fresh batch of cookies prior to a showing.
